Overview

Nationwide Building and Civils was appointed to deliver asbestos removal, demolition, remediation, and enabling works for a major residential development of over 400 homes in Hebburn, Newcastle.

Located on a 13-acre former shipyard on the southern bank of the River Tyne, the project formed a key part of a wider regeneration scheme. The works transformed a complex brownfield site into a safe and development-ready platform for an affordable housing provider.

The Challenge

The site contained extensive buried structures, asbestos-containing buildings, and contaminated soils. Its proximity to protected mudflats and tidal influences introduced additional environmental and flood risk considerations.

Our Solution

A phased enabling works strategy was developed, beginning with detailed site investigations and asbestos removal. Demolition was carefully sequenced to remove both above- and below-ground structures while maintaining environmental controls.

Remediation works were undertaken alongside bulk earthworks, with materials managed in accordance with a Materials Management Plan. Significant volumes of clean fill were imported to reprofile the site and achieve required levels in line with flood risk mitigation.

Environmental protection measures were implemented throughout to safeguard adjacent ecological areas and manage groundwater conditions.

Delivery

The project was delivered over a 12-month programme, with all works completed safely and in compliance with environmental and regulatory standards. Close coordination enabled efficient progress across multiple workstreams.
